Helen and Gareth. Helen's been a paramedic for ten years. Gareth's spent his career across IT, teaching, and logistics, with a long-standing interest in property from both sides of the family. Between us, we've lived the 48-hour weeks, the injuries refused as "not work-related," and the quiet dread of wondering whether the mortgage would still get paid.

Question 1: How much money do I actually need to get started?
A typical buy-to-let deal in our area comes in at roughly £65k. On the call, we'll walk through the exact figures for your situation so you know what you'd be putting in and what you'd expect coming back.
Question 2: Isn't property risky? The market might crash.
Property prices wobble, like everything else. The difference is, property pays you rent every month whether prices are up, down, or flat, and over any 10-year stretch in recent UK history the average has moved up. Stocks and shares can halve overnight. A house keeps being a house, and the tenant keeps paying the rent.
Question 3: I don't want to be a landlord. Fixing boilers at 2am is not my idea of a good time.
You won't be. Every property we set up is managed by a letting agent we've vetted. Tenants never get your number. Boiler calls go to them, not you.
Question 4: I've worked too hard to risk this money. What if it goes wrong?
That's the right question to ask, and it's the one we ask ourselves on every deal. We don't take on a property for an investor unless the numbers work at today's rates, today's rents, and with a sensible allowance for things going wrong. If a deal doesn't pass that test, we don't present it.
